The condition of the different installation circuits is observed in over 500 color graphics; they are all variable and updated in real time. Also, interaction may be performed remotely.
Over 3000 air conditioning machines are controlled from the Control Room, where their conditions and alarms are received. Sometimes, breakdowns are detected and repaired even before tenants notice them. The relative humidity and temperature of each floor are controlled according to the liking of tenants, thus providing a high degree of comfort.
There are 26 remotely controled elevators in Torre Picasso which allow for the automatic selection of floors in order to stop in the most used stops; it also permits the alarm communication when a passenger calls or when a breakdown is produced. All the elevator activity is controlled on a graphic screen.
All the water that Torre Picasso needs is filtered, analyzed and treated for use. The most advanced supervision systems are used in this process. The water destined to the cooling towers is specially analyzed in order to prevent the legionellosis. In that aspect, the requirements of the applicable law are exceeded.
Microbiological tests are periodically carried out in all the facilities in order to determine the microbe conditions of the building. This method of capturing microbe samples is based in the aspiration of a determined volume of air and in superficial sampling by means of contact plates with the surface to be tested.
All the common areas, technical rooms, and entries are controlled by more than 200 high-resolution color cameras connected to a last generation matrix. That matrix allows the real time recording of the events in hard drive.
A megaphon security system with more than 5000 W of capacity and over 1250 points of megaphony makes possible the sending of pre-recorded or real time messages in case of emergency or evacuation.
Over 2000 different sensors enable the center to control any non authorized movement, according to the time zone where the building is located. These sensors are integrated within the central systems, so each of them is linked to a specific event.
There is a fire detection unit in every floor for controling any type of breakdown or alarm and sending incidence reports from units to the Control Room. Besides the fire detection, the system has more than 200 push-bottom alerts located in the evacuation routes.
Every floor has a fire hydrant. Every occupant will install the fire extinguishers in the rented space, according to the applicable law. As a complement to that installation there are manual fire extinguishers and fire hydrant distributed in the entire building. Besides, the building has a trained staff in order to fight against fires. All technical rooms have gas batteries for the automatic extinction of fire.
All entrances to the building ( both for people and vehicles) are controlled with cutting edge technology by means of proximity card scanners. Cards provide in real time information about employees, visits and vehicles in the building.
The building has more than 150 patrol control points; they are managed from the central system and they compel the security staff to inspect the entire building in random routes.
